Know what your new build will really cost, before you sign
A detailed cost estimate measured from your plans, so you can borrow the right amount, check your builder’s price and build without the budget blowing out halfway.
Right now, you’re guessing
You’ve got plans, or you’re close. You’ve maybe heard a rough square-metre rate from a mate or a builder.
But a rough rate doesn’t know about your site, your cladding choice, your kitchen or the extra bathroom you added last month. That’s how budgets get blown: small differences that add up to a big number, usually after you’ve signed.
Now picture this
You know what the build should cost, line by line. You go to the bank asking for the right amount. When the builder’s quote arrives, you can see straight away whether it’s fair, and where it’s light or heavy.
How we get you there
We measure your plans, price the materials and labour, and give you a detailed estimate in plain English.
What you get
- A detailed estimate broken down by stage and element (foundations, framing, roof, cladding, interior, services and so on), so you can see where the money goes and where you could save.
- Numbers you can take to the bank, so you borrow what the build actually needs.
- A benchmark for your builder’s quote, so you can have a straight conversation about any big differences.
- A fixed fee agreed before we start.
What we need from you
- Your plans (concept plans are fine for an early estimate; full plans give a tighter number)
- Your specifications or finish choices, if you’ve made them
- The site address
- Your deadline
How long it takes
Within 48 hours of you approving the quote, for most jobs. If yours is bigger or more complex, we’ll tell you before you say yes.
Questions people ask
Can’t I just use a cost per square metre?
It’s a fine starting point for a first conversation. It’s not good enough to borrow against or to check a quote, because it can’t see your site, your design or your spec.
My plans aren’t finished. Is it too early?
No. An early estimate can stop you designing something you can’t afford. We’ll tell you how firm the numbers are based on what you send us.
How much does it cost?
It depends on the size of the house and how detailed the plans are. You’ll get a fixed fee first, with no obligation.
